Property Lantern is a property research platform. We organize property information from government records, licensed providers, and other lawful sources so Users can research real property. We distinguish between information about our own Users and information about Property Owners who may never have created an account.
We do not supply Property Owner telephone numbers or email addresses and do not provide skip-tracing.
We do not place calls, send texts, send email, or send physical mail to Property Owners on a User's behalf.
We are not a consumer reporting agency, people-search service, background-check service, appraiser, or professional advisor.
Property Data may be inaccurate or outdated. Users must verify material information before relying on it.
Property Owners can submit privacy, correction, or suppression requests at propertylantern.com/privacy-request without creating an account.
1. Scope and the Two Groups This Policy Covers
Property Lantern LLC (“Property Lantern,” “we,” “us,” or “our”) provides a property intelligence and research platform. This Privacy Policy applies to the Property Lantern website, applications, and related services (the “Services”). We handle information about two different groups:
"Users" - people who visit our website, create an account, subscribe, or work for an organization that uses Property Lantern.
"Property Owners" - owners of record and other individuals whose names or interests appear in property, court, governmental, licensed, or related records available through the Services and who may have no direct relationship with us.
This Policy does not govern information a User exports or independently maintains outside Property Lantern or the privacy practices of unaffiliated third-party systems.
2. What Property Lantern Does Not Do
Property Lantern is organized around real property, not personal profiles. We do not offer general-purpose people search, reverse telephone or email lookup, criminal-history screening, or background checking. We do not supply Property Owner telephone numbers or email addresses as shared Property Data, provide skip-tracing, or send outreach on a User's behalf. Estimated values and other calculated information are research estimates, not appraisals or professional advice.
A User may enter contact information obtained from the User's own lawful source into a private or team workspace. That information remains User Content and is not added to a shared Property Owner dataset or made available to unrelated Users.
3. Information We Collect About Users
Account information, such as name, email address, telephone number if provided, organization, role, account settings, team membership and permissions, plan, and authentication or security records.
Billing and subscription information from our payment provider, such as billing name and address, subscription status, payment status, transaction or invoice identifiers, card brand, and last four digits. We do not need or intend to store complete payment-card numbers.
User Content, such as notes, tasks, reminders, tags, saved searches, property lists, workspace content, attachments, files, custom fields, self-entered contact details, and feedback.
Technical and usage information, such as IP address, browser and device type, operating system, features used, searches, clicks, access times, logs, diagnostics, security events, and approximate location inferred from IP address.
Communications, such as support requests, correspondence, surveys, and feedback.
4. Information About Property Owners and Other Non-Users
Depending on the jurisdiction, source, and enabled features, Property Data may include names of owners of record; entity, trust, or estate names; property and mailing addresses; deeds and other recorded interests; mortgages, releases, assignments, liens, tax and delinquency information; court or governmental records; code enforcement and permits; property characteristics; owner-occupancy and similar classifications; property relationships; licensed listing or market information; geographic, environmental, incident, weather, or mapping information; and estimates, scores, classifications, or summaries used for property research.
Property Owners generally have not provided this information directly to Property Lantern. Availability, completeness, accuracy, and timeliness vary by jurisdiction and source. Shared Property Data does not include Property Owner telephone numbers or email addresses supplied by Property Lantern.
5. Where Property and Personal Information Comes From
county assessors, collectors, recorders, clerks, courts, municipalities, and other governmental offices or public-record systems;
state and federal agencies;
licensed commercial property-data, valuation, mapping, environmental, weather, imagery, and other providers;
publicly available property-related sources;
information entered by Users; and
our calculations, matching processes, models, and automated systems applied to available information.
6. Information We Create: Estimates, Scores, Classifications, and Inferences
Some information is calculated, modeled, inferred, classified, or summarized rather than directly reported by a single source. Examples may include estimated value, estimated equity, estimated loan balance, estimated rent, loan-to-value ratios, occupancy classifications, record-based indicators, opportunity scores, property grades, property relationships, and automated summaries. Derived information depends on its inputs and may be wrong when an input is incomplete, delayed, misclassified, estimated, or wrong.
Derived information is produced for property research. We do not create or display an assessment of a person's creditworthiness, character, financial condition, ability or willingness to pay, or eligibility for a product or service. We do not derive or display a person's protected characteristics or provide filters, data fields, or scoring inputs based on them.
7. How We Use Information
operate, maintain, secure, troubleshoot, and improve the Services;
authenticate accounts and manage team permissions;
organize, match, reconcile, and display property information;
generate estimates, scores, indicators, summaries, and research tools;
run saved searches, lists, workspace functions, alerts, reminders, and enabled features;
process subscriptions, billing, and taxes;
provide support and respond to requests;
evaluate data quality and source performance;
detect and prevent fraud, scraping, credential sharing, abuse, and security incidents;
enforce our Terms and plan limits;
evaluate and improve automated features;
send service, security, billing, account, and permitted marketing communications; measure and improve our own advertising and website performance;
create aggregated or de-identified analytics that do not reasonably identify a person or account; and
comply with law and establish, exercise, or defend legal claims.
We do not use Property Owner information for cross-context behavioral advertising or to build standalone advertising audiences unrelated to the Services.
8. How We Disclose Information
8.1 Property information is made available to authorized Users according to product features, plan, licensing restrictions, and applicable law. This is a core function of the Services.
8.2 Within a team account, User Content may be visible to team members and administrators according to available permissions. Team workspace content may remain available to the team after the contributing user is removed or loses access. Private User Content is not shown to unrelated Users merely because they research the same property.
8.3 We disclose information to service providers and processors that help us host, secure, operate, analyze, support, bill for, and provide the Services, subject to the contractual and legal obligations applicable to that relationship.
8.4 We may send data providers the minimum identifiers or query information reasonably necessary to request, match, refresh, or verify a record, and may provide usage information where a license requires it.
8.5 We may disclose information to professional advisors; to comply with law or legal process; to investigate abuse or security incidents; to enforce our rights; or in connection with a merger, financing, acquisition, restructuring, bankruptcy, or sale of assets, subject to applicable law.
9. Service Providers and Subprocessors
We use third parties for functions such as hosting, databases, authentication, file storage, payment processing, email delivery, analytics, advertising, error monitoring, artificial intelligence, mapping and imagery, and property or valuation data. Our current material providers and their functions are listed at propertylantern.com/subprocessors.
Where appropriate to the service, we seek contractual terms addressing confidentiality, security, permitted use, retention, and processing instructions. Some providers, such as payment processors, may process limited information for their own legally permitted compliance, security, fraud-prevention, or payment functions under their own terms.
10. Sale, Sharing, Licensing, and Regulated Transfers
Privacy laws define terms such as “sale,” “sharing,” “targeted advertising,” and “personal data” differently, and some laws exclude certain government-record information. We address the two categories of information we handle separately.
User information. We do not sell or license User account information, credentials, complete payment-card information, or private User Content. We do use analytics and advertising partners on our website, and information about a visitor’s browsing that those partners receive may be treated as a sale or sharing of personal information under some state privacy laws. You can opt out at Your Privacy Choices or through propertylantern.com/privacy-request.
Property Owner information. Property Lantern makes property information available to paying Users as part of the Services. Whether a particular disclosure or data category is treated as a sale, sharing, or other regulated transfer depends on the applicable law, the source and nature of the information, and the circumstances of the disclosure. We do not operate a standalone Property Owner data feed, list product, or API outside the Services. Regardless of how that question is resolved, where applicable law provides an opt-out right we provide the required mechanism through propertylantern.com/privacy-request or another required channel.
11. Artificial Intelligence and Automated Features
Some features may use artificial intelligence or automated analysis to summarize records, classify property information, explain signals, or organize research. Information relevant to a request may be processed by us and an AI or infrastructure provider to generate the output. Automated outputs can be incomplete, inaccurate, or inappropriate and should not be treated as verified facts or professional advice.
Our automated features are built to describe properties, records, and patterns rather than characterize people and are not offered as a means of identifying or inferring a protected characteristic.
We do not provide private User Content, self-entered contact information, or a User's private property research to a third-party AI provider for training its general-purpose models. We may use de-identified or aggregated telemetry, quality signals, and feedback to evaluate and improve Property Lantern.
12. Cookies and Similar Technologies
We use cookies, local storage, and similar technologies to maintain sessions, remember preferences, secure the Services, understand usage, diagnose problems, prevent abuse, measure performance, and support our own marketing. Some are set by analytics and advertising partners and allow those partners to recognize a browser across sites so that we can measure our advertising and show ads to people who have visited us. Some state privacy laws treat that as a sale or sharing of personal information. You can opt out at Your Privacy Choices, and we honor the Global Privacy Control and other recognized universal opt-out signals as an opt-out of sale, sharing, and targeted advertising. Where applicable law requires consent, an opt-out, or recognition of a browser-based preference signal, we provide the required control.
13. Communications
We send service communications concerning authentication, security, account activity, billing, subscriptions, product changes, alerts or reminders, privacy or legal notices, and support. We may also send marketing communications where permitted. You can unsubscribe from marketing email, but necessary service, billing, security, and legal communications may continue while an account is active.
14. How Long We Keep Information
We retain information for periods reasonably necessary to provide the Services, meet contractual and legal obligations, maintain business and security records, prevent fraud and abuse, resolve disputes, and establish, exercise, or defend legal claims. Typical retention is described below and may vary because of legal holds, source-license requirements, backups, or applicable law.

Closing a User account does not automatically remove independent property records or Property Owner information obtained from public or licensed sources. Property Owner requests are handled under Section 17.
15. Security
We maintain a written information security program with administrative, technical, and organizational safeguards appropriate to the nature of the Services and the information we handle. No system is completely secure. If a security incident triggers a legal notification obligation, we provide notices as required by applicable law. Users are responsible for protecting their credentials and devices and should report suspected compromise to security@propertylantern.com.
16. Privacy Choices and Rights - Users
Users can use available controls to update account information, manage team permissions, adjust settings, manage User Content, unsubscribe from marketing, or close an account. Depending on applicable law, additional rights may include access, correction, deletion, portability, opt-out, limitation, consent withdrawal, or appeal.
Submit a request at propertylantern.com/privacy-request or privacy@propertylantern.com. We may verify identity before acting and permit authorized-agent requests where law allows. We respond within the time required by applicable law and aim to respond within 45 days where no shorter period applies.
17. Privacy Choices and Rights - Property Owners and Other Non-Users
You do not need an account or subscription to submit a request concerning information about you. Depending on applicable law and our voluntary practices, you may ask us to tell you what we display, correct information, suppress covered information from subscriber display, delete covered personal information where required or permitted, or honor an applicable opt-out right.
Suppression and deletion are different. Suppression prevents covered information from being displayed through Property Lantern while allowing us to retain the minimum information necessary to keep the suppression effective. Statutory deletion, where required, may require deletion of covered personal information from our systems and applicable processors, subject to lawful exceptions.
Suppression or deletion by Property Lantern does not alter an underlying government record, third-party source, or information a User already lawfully exported or independently recorded outside Property Lantern. We may deny or narrow a request where permitted by law or where we cannot reasonably verify it.
Submit requests at propertylantern.com/privacy-request or privacy@propertylantern.com. We may request only the information reasonably necessary to identify the record, verify the request, document compliance, and maintain any minimum suppression record.
18. Accuracy and Correction
Property records can contain errors, including stale information, transcription mistakes, missing filings, source errors, misapplied names, or incorrect parcel associations. If you believe we display inaccurate information about you or property you own, submit a request at propertylantern.com/privacy-request. Where reasonably able, we will correct or suppress our display. If the issue originates in a government or third-party source, we may identify the source so you can request correction there as well.
19. Sensitive Information, Protected Characteristics, and Minors
The Services are not designed to collect highly sensitive information from Users. Do not submit Social Security or other government identification numbers, complete payment-card numbers, financial-account credentials, passwords, medical records, information about another person's protected characteristics, or other specialized-regulation data unless a feature expressly requests it and states that it is supported.
We do not use Property Data to derive or display protected characteristics. Public records or User Content may occasionally contain information we did not solicit; where identified, we may restrict, remove, or minimize it consistent with law and legitimate service needs.
The Services are intended for adults. People under 18 may not create accounts. Property or court records may incidentally reference minors, estates, guardianships, or family relationships; the Services are not organized around profiling minors.
20. State-Specific Privacy Disclosures
Where state law requires disclosure by category, the categories of personal information we may process include identifiers; commercial and real-property information; internet or network activity; geolocation; professional or business information; inferences and derived information; and User-submitted content. Sources and uses are described throughout this Policy.
Rights, exclusions, thresholds, definitions, appeal procedures, browser-based opt-out signals, centralized deletion mechanisms, and other requirements vary by jurisdiction. We honor requirements that apply to us through the request mechanisms in this Policy and any additional legally required channel. If applicable law gives you a right to appeal our response to a privacy request, our response will explain how to submit that appeal.
21. Third-Party Websites and Services
The Services may link to or integrate with third-party websites, government portals, mapping services, data providers, or other systems. Their privacy practices are governed by their own policies and terms.
22. Where Information Is Processed
Property Lantern operates from the United States. Information may be processed in the United States and in other locations where our service providers lawfully operate. The Services are intended primarily for Users in the United States.
23. Changes to This Policy
We may update this Policy as our Services, providers, practices, or legal obligations change. If a change materially affects how we handle personal information, we provide notice as required by applicable law. The Last Updated date and version identify the current version. Prior versions are maintained at propertylantern.com/privacy.
